Data centres have garnered significant attention as an investment class over the past 18 – 24 months as a result in the growth of generative AI. However, within Europe, the better opportunity in the space exists in the use case for these assets that have been around much longer – primarily assets supporting cloud ecosystems and assets supporting connectivity across the continent. The growth in the scale of the market has led to a significant jump in required capital, and investment structures to access the market are diversifying.
